Beautiful downtown home in highly sought after Georgetown neighborhood. Located off Circular Road, Coleman Place is a quiet lane with no thoroughfare traffic. The white, epoxied softwood floors, clawfoot tub and wainscot all look “period”, yet are modern additions. Sink into a relaxing bath and stare up at the beautiful textured ceiling. The bathroom also features a dressing area.
The downstairs apartment is an in-law apartment with a separate entrance at the side of the house. The bathroom was entirely renovated this spring. There is a kitchen, small living room/office and a large bedroom.
The house is oil-heated with hot-water radiation. The furnace is completely insured for parts and labour and checked and cleaned by Harvey’s oil. Heating oil costs for the past two years have averaged $123 monthly. Electrical has been upgraded and the roof is torch-on.
The owners are moving overseas so we have no choice but to sell. We’ve made a lot of upgrades with the intent to keep this home for ourselves. We love the house and neighbourhood. Drop by and take a look.

The front of the house:
Siding was installed in August by Kent. They stripped it down to the old wooden clapboard (which was in great shape), installed tyvec, foil-backed insulation and siding. 6 inch corners and band-sawed pine around the windows.
The stairs were completely redone last spring. Cedar rails and caps with 2 by 10 plank boards, solid stairs. And there are two beautiful lilac trees in the front (you can see a bit of a branch in the pic below)
There is a paved private off-street driveway with enough space for two vehicles.
When you come in the door you see the hallway. The little door under the stairs host a closet for your coats, and you can tuck a lot of things away further back in that closet. Very handy!
The kitchen is great! Big country kitchen with oak cupboards that have been stained white for a fresh and modern feel. Beadboard backsplash. The stainless steel appliances are all included (if you wish): a dishwasher, a big Samsung fridge with the freezer on the bottom, a Samsung convection oven with ceramic top, over-the-range microwave oven (Panasonic).
The door you see to the right goes into a pantry/laundry room. From there you can go out onto the large back deck and into the back yard. The front loaded washer and dryer are also included with the house:
The kitchen also has a big dining area. The double door opening you see on the right goes into the living room. We have two French doors for it, but our little girl likes to run the hallway-kitchen-living room loop so we took them off and stored them in the basement

These wonderful hotwater radiators are both upstairs and downstairs. There is nothing better to keep the heat!

The smallest bedroom is perfect as an office (that’s what we had first) or a nursery (that’s what we have now):
The other bedroom can comfortably fit a double bed and a desk. The big closet has tons of deep shelves for lots of storage space.
The master bedroom
The bathroom is my favorite. It’s huge! White softwood floor (epoxy paint, so it’s water proof), new clawfoot tub (acrylic, so it’s not cold when you get in and it doesn’t weigh a ton), and big make-up & dressing area.
And now outside. The backyard is really big for being downtown. It has a green house, a vegetable garden, 3 cherry trees, apple tree, pear tree, raspberries, strawberries, a big rhododendron, flower beds etc.
